The difference
What we do differently
Our AI sorts receipts, tracks deadlines and pre-calculates the service charge statement. That gives the team time for your tenant, the association's manager and the appointments at your apartment.
Service charges from the association's accounts
From your association's accounts, our AI takes the items your lease passes on to the tenant. The reserve fund and the manager's fee stay out. A person on the team checks every line.
If the association's accounts are late, we chase its manager so your tenant's statement arrives within the twelve-month deadline and you can still claim any balance due.
We work out who's responsible
When your tenant reports damage, we check whether it affects the apartment or the common property. Then we get a quote for you or report the damage to the association's manager.
A dripping tap is something we agree with you. A leaking riser pipe goes to the association.
From move-out to deposit
When your tenant gives notice, we confirm it, inspect the apartment with a report and meter readings, and settle the deposit. Our AI keeps track of the deadlines.
If we re-let for you, we schedule viewings during the notice period.
One dedicated contact
One person at PLURAGO looks after your apartment and your tenant. If you own apartments in different buildings, they know each association manager and each lease.
Before every owners' meeting, they go through the agenda for items that affect your apartment.
Switching
We organise the switch for you.
We collect the documents, read your lease, inform your tenant and the association's manager, and set up your portal.
Your part
Request an offer
Type, location and number of units are enough for a no-obligation offer.

What we take care of

We collect the lease, deposit records and the latest statements from you or your previous manager.
Reading the lease
We check which costs can be passed on and which rent adjustments the lease allows.
Informing tenant and association
Your tenant gets our contact details, and the association's manager learns that we represent you.
Go live in the portal
You get your login to the owner portal, with rent payments, costs and documents.
FAQ
Common questions about rented-unit management
How is this different from condominium management?
Condominium management looks after the common property, such as the roof, facade, stairwell and owners' fees. Rented-unit management looks after your apartment and the tenancy.
Does PLURAGO also have to manage the association in my building?
No. We work with whoever manages your building's association.
Who prepares the service charge statement for my tenant?
We do, based on your association's annual accounts. Our AI pre-calculates the recoverable costs under your lease, and a person on the team checks every line. Only then does the statement go to your tenant.
What happens if rent isn't paid?
We check every rent payment. If one is missing, we follow up with your tenant, send reminders and let you know. You decide with us what happens next.
Do you find new tenants too?
Yes, if you want us to. We write the listing, show the apartment, screen applicants, choose the tenant with you and draft the lease. We document the handover with a report and meter readings.
I own two apartments in different buildings. Can you take on both?
Yes. We work with each building's association manager and prepare each apartment's statement under its own lease. You find both apartments in the owner portal.
What does rented-unit management cost?
That depends on your apartment and the tenancy. Type, location and number of units are enough for a clear, no-obligation offer.
